5 Reasons to “SOLD” this Summer!

Five reasons to sell your home this summer! Well, if you haven’t already noticed, the market is pretty crazy – it’s HOT HOT HOT! Homes are selling super fast. So if you’ve been thinking about selling, getting the most money you can with the least hassle, now is a good time to do so. 

#1. Homes are selling quickly! For the month of June, average days on market in all of Lancaster County was 17. Manheim Township 16, Warwick Township 17. So homes are moving very, very quickly.

#2. Homes are selling for over list price! Realtor.com says that 80% of all homes are selling for over list price, and I can attest for that fact. As I see offers coming in and out, and I’m writing offers for buyers, we’re having to go over list price on almost every home that we put a bid on.

#3. A lot of buyers are looking! Summer’s a peak time for people to get out there and shop. Number one, schools is out so it’s easy for people to move around right now because kids are out of school. Also, it’s just a nice time of the year to get out. Days are longer, the weather is nice. So summer is a peak buying season.

#4. Sell before interest rates go up! We are expecting to see them go up later this year. It could put a small damper on the housing market. We’ll have to see how quickly they go up. It could bring down this escalation of prices that we’re seeing and also some of the buyer demand that we’re seeing.

#5. Your home looks best in summer! You’ve already probably noticed that you have nice green grass, green trees, you probably put flowers out, mulched. So one of the best times to put your home on the market is in the summertime when it has more buyer appeal, and more curb appeal.

Then I’ll give you another little quick tip. One of the best things you can do is put your house on the market Thursday/Friday, go away on vacation, come back Monday or Tuesday and review your offers. So, if you’re looking for a great reason to go on vacation, put your house on the market, take a trip, and everything will be done while you’re away.
