Right-Sizing Instead of Downsizing: Finding the Perfect Fit for Your Next Home

If you’re an empty nester or thinking about retirement, you’ve probably heard the same advice over and over:

“It’s time to downsize.”

But who says you have to?

One of the biggest misconceptions I hear is that after the kids move out or you’re heading into retirement, it automatically means moving into a smaller house. While that’s the right choice for some people, it’s certainly not the right choice for everyone.

Instead of asking, “How small should we go?”

I think there’s a better question.

“What kind of home fits the life we want to live now?”

That’s what I call right-sizing.

What Does It Mean to Right-Size Your Home?

Right-sizing isn’t about square footage.

It’s about creating a home that fits your lifestyle today and for years to come.

For some homeowners, that might mean selling a large two-story home and moving into a one-floor home with less maintenance.

For others, it might mean building the custom home they’ve dreamed about for decades now that they finally have the time and financial freedom to do it.

And for some, it actually means buying a larger home because life is about gathering family together.

There isn’t one “right” answer.

There is only the home that’s right for you.

Your Priorities Have Changed and That’s Okay

The home that worked perfectly when your children were growing up may not be the home you need today.

Your priorities might look different now.

Maybe you’re dreaming about:

  • A beautiful kitchen where everyone gathers for holidays.
  • A guest suite for the grandkids’ sleepovers.
  • A covered patio where you can enjoy your morning coffee.
  • Space for hobbies you’ve always wanted to pursue.
  • A home office for consulting or working part-time.
  • A three-car garage for your golf cart, workshop, or all those pickleball supplies.

Your next home should support the life you’re excited to live, not the one you’ve already lived.

Smaller Isn’t Always Better

Many people assume a smaller house automatically means less work.

Sometimes that’s true.

But not always.

A thoughtfully designed newer home may actually require far less maintenance than an older home that’s half the size.

Likewise, a slightly larger home with a first-floor primary suite and modern features may be much easier to live in than an older two-story home filled with stairs and constant upkeep.

The goal isn’t simply to reduce square footage.

The goal is to reduce stress and increase enjoyment.

Questions to Ask Before You Move

Before deciding how to right-size your home, ask yourself these questions:

  • How do I want my life to look for the next five to ten years?
  • Do I enjoy hosting family and friends?
  • Will grandchildren visit often?
  • Do I want less maintenance?
  • Would I like a home built specifically for this stage of life?
  • Is location more important than house size?
  • What spaces would make everyday life more enjoyable?

Your answers often point you toward the right home much more than the number of bedrooms or square feet ever could.

Right-Sizing in Lancaster County and Lebanon County

One of the things I love most about Lancaster County and Lebanon County is that there are so many wonderful options to choose from!

Whether you’re looking for a custom home on a few peaceful acres, an elegant home in a walkable community like Lititz, a luxury home with room for entertaining, or a low-maintenance neighborhood where you can simply lock the door and travel, there’s a home that fits your next chapter.

The key is finding the one that fits your lifestyle, not someone else’s expectations. You don’t have to do “what’s expected”. You should do what fits you and your lifestyle.

The Next Chapter Can Be Your Best One Yet

For many of my clients, this move isn’t about giving something up.

It’s about finally choosing a home they’ve worked hard for.

A home where they can gather family around the table.

A home designed for comfort.

A home that’s easier to enjoy.

A home that simply feels right.

Maybe it’s smaller.

Maybe it’s bigger.

What matters most is that it fits the life you want to live.

That’s the beauty of right-sizing.

A Dream They Didn’t Think Was Possible

One of my clients had spent years raising their family in the same home. As their children grew up and moved out, they assumed the next step was to find something “practical”.

But after we talked through what they really wanted, they realized they weren’t looking to downsize at all.

They were ready for their dream home.

We found a beautiful property with an in-ground pool, a spacious detached workshop, a finished basement, and gorgeous outdoor space. It was even more than they had imagined.

Today, that home has become the perfect place for this new season of life. Their aging parents were able to move in with them, the grandbabies have plenty of room to visit and play, and they’ve created a home where family naturally gathers.

That’s the beauty of right-sizing.

It’s not about buying less house. It’s about finding the home that fits the life you’re living today.

Frequently Asked Questions

Is downsizing always the best option for emptynesters / retirees?

No. While many people in this stage choose a smaller home, others decide to build or purchase a larger home that’s better suited for entertaining, hosting family, or enjoying hobbies. The best choice depends on your lifestyle, not your age.

What is the difference between downsizing and right-sizing?

Downsizing focuses on reducing the size of your home. Right-sizing focuses on finding the home that best supports your current and future lifestyle, whether that home is smaller, larger, or simply designed differently.

Should I build my dream home now?

For many people, retirement or an empty nest provides the time and financial flexibility to finally build a home designed exactly for their needs. If you’ve always dreamed of a custom home, this may be the perfect season to make it happen.
