Will Your Home Pass the “Sell for Top Dollar” Test?

Are you thinking about selling your home this year? Do you want top dollar? Let’s take the quiz to find out if your home passes the “Sell for Top Dollar” test! We have seven questions. Rate yourself from 1 to 10 on each question. Let’s go! 

  1. Is your home inviting from the outside? Do you have curb appeal? Is your landscaping nice? Is the doorway inviting when you walk up? Are all the cobwebs cleared away? Is the paint fresh or faded? Are the windows and doors in good condition? You want the house to look welcoming so the buyer wants to come in, open the door, and step inside.
  2. Have you done the three Ds? Declutter, Depersonalize, and Deep clean. What that means is you put all your junk away in your house so each room looks nice and open. Then you’ve taken down your family photos, personal items, etc, and put them away. Make your home look neutral. Then you’ve done a deep clean. Don’t miss the nooks and crannies, the woodwork, inside the microwave, etc. You’d be surprised at how many buyers look to see if your house is clean.
  3. How updated is your home? Do you have the same kitchen cabinets you’ve had for the last 30 years? What about your flooring, your carpet, and your paint? Do you need to add some paint or replace some flooring? Do you need to update your lighting? How modern and move-in ready does your home look?
  4. Is your home partially staged? When you’re getting ready to list your home you want to put out some throws, some rugs, pops of colors with pillows, etc. You want to make your home very appealing and inviting to the buyer. This can be done with small touches and simple decorations.
  5. Does your house pass the smell test? We all love our pets, but if your home smells like pets, cooking aromas, old laundry – that’s not good. Your house should smell clean and fresh, not heavily deodorized with strong candles, etc., but clean and fresh. 
  6. How is your neighborhood? Is it a desirable place to live? Do you have a nice yard? Are your neighbors clean, not messy? Are there stores nearby? Is it an easy commute to town, a good school district, etc? It’s very important that you live in a great area if you want to get top dollar. 
  7. How does your home compare to other homes that are on the market? Just get online and take a look. Look at the photos and see what your house looks like compared to other houses. When buyers go out shopping, is your house going to be at the top of their list?
