Many sellers still are pricing their homes “optimistically” – based on how crazy fast the housing market was for the last several years. I can’t tell you how many sellers said, “Well, what if we price it high and see what happens?” That is the worst strategy! There has been a shift as the market begins to normalize and we have seen more and more price reductions. More than half of all homes sold in 2025 had at least one price cut. Buyers are cautious, watching the interest rates. Overpriced homes are sitting. So keep this in mind. A well-priced home will gain the most interest of homebuyers.
